Who Is the Best Real Estate Agent in Herriman, Ut?
Let me start with an honest answer to an unfair question: there is no single best real estate agent in Herriman, Ut. Anyone who tells you they are it — without knowing your price range, your timeline, or whether you are buying or selling — is selling you something.
What there is, is a right agent for your situation. So instead of a sales pitch, here are the actual facts about me, what I am genuinely good at, who I am not the right fit for, and the questions I would want you to ask any agent in Herriman before you hire them — including me.
I am Sam Holman, a Realtor with Real Brokerage, LLC, working the Salt Lake valley including Herriman, Ut.
The facts, straight
Over 16 years in the business. I have been selling real estate in this valley since well before Herriman was the fastest-growing city in America. I have worked a market that was crashing, a market that was overheating, and the more balanced one we are in now. That matters more than it sounds — the tactics that win in a bidding war are the wrong tactics today, and an agent who has only ever worked one kind of market tends not to know the difference.
A 4.9-star average across 19 Zillow reviews. That is the number my clients have given me, and you can go read them yourself rather than take my word for it. I would rather point you at nineteen real reviews than claim an award nobody can verify.
An associate's degree, plus the ongoing licensing and continuing education Utah requires of every active Realtor.
U.S. Army veteran. I served, and when I was done I came home to Utah.
Who I actually work with
I am not a luxury-only agent and I am not a volume shop. Here is where I do my best work:
First-time home buyers. This is a category a lot of agents quietly avoid, because the commission is small and the hand-holding is large. I like it. The first purchase is the one where a good agent changes the most — where you learn what an inspection actually tells you, what a seller concession is worth, and how not to fall in love with a house you should not buy.
First-time home sellers. Selling for the first time is genuinely harder than buying for the first time, and almost nobody says so. You are making pricing decisions with your own money on the line, on a house you are emotionally attached to, usually while trying to buy another one.
Buyers and sellers both. I list homes and I represent buyers. I am not one or the other, and in a market like Herriman's — where a lot of people are doing both at once — that matters.
People selling one home and buying the next. This is the hardest transaction in residential real estate and it is the one I get called for most. Two closings, two lenders' timelines, one family, and a bridge in the middle where you could end up owning two houses or none. Sequencing it is a skill.
Veterans. I am one, and I work with buyers using VA loans. The VA loan is a genuinely excellent product that a surprising number of listing agents still misunderstand — and a seller's agent who does not understand it can talk their client out of your offer for no good reason. Part of my job on a VA offer is making sure that does not happen.
Investors. Rentals, multifamily, and buyers who are running the numbers rather than picking a house they love. Different conversation entirely, and I am comfortable in it.
Why Herriman, Ut
I am a Utah native. I grew up in Salt Lake and I live in the Salt Lake valley — I never left, except to serve, and then I came back.
That is not a marketing line, it is the reason I can tell you that Copper Mountain Middle and Fort Herriman Middle feed different high schools, that Ridge View Elementary only goes to third grade, that Blackridge Reservoir charges for weekend parking in the summer, and that the Fort Herriman rodeo is a separate event from Towne Days. Those are the details you learn by being here, not by pulling a market report.
Outside of work I have a love for travel, and for serving my community, my family and my friends. And I am passionate about bringing classic cars back to life — which, if you have ever done it, teaches you a fair amount about patience, about what is worth fixing and what is not, and about not talking someone into something they will regret.
What I actually do for Herriman clients
I have put real work into knowing this city, and I have written it down so you can use it whether or not you ever hire me:
- Best Schools in Herriman, Ut: A Parent's Guide for Families — every public and charter school with grade levels, addresses and links, how boundaries work, how to check a specific address, and how open enrollment works.
- Living in Herriman, Ut: Frequently Asked Questions — current prices with their sources and dates, the neighborhoods by name, the commute, and what there is to do.
For buyers, the practical version is this: tell me the schools, the commute, and the budget, and I will tell you which Herriman neighborhoods actually deliver all three — and which ones only look like they do. Send me an address and I will run its school boundaries before you write an offer.
For sellers, it is this: a straight read on what your home is worth in today's Herriman market, not a flattering one designed to win your listing and then walk you down in price three weeks later. Homes in Herriman were averaging around 49 days on market in mid-2026, and about 23% sold above asking. That is a market where the first week's price is the whole ballgame.
The questions to ask any agent in Herriman, Ut
Ask me these. Ask the next agent too. Compare the answers.
- How many transactions have you closed in Herriman specifically? Not "the Salt Lake valley." Herriman.
- Which high school does this address feed? If they guess instead of looking it up, that tells you how they will handle everything else.
- What would you price my home at, and what is your evidence? You want comparable sales, not a feeling.
- What happens if my home does not sell in 30 days? A real answer here is a plan, not reassurance.
- Who actually shows up? Some agents hand you off to a team member after the listing appointment. That is not wrong, but you should know before, not after.
When I am not your agent
I would rather say this than have you find out later. If you need someone available at 11 p.m. on a Sunday every week, or you want an agent who will tell you your house is worth more than it is to win the listing, we are not going to enjoy each other. And if you are buying in a market I do not work, I will tell you that and help you find someone who does, rather than fumble through it on your dime.
