Who Is the Best Real Estate Agent in Cottonwood Heights, Utah?

If you search "who is the best real estate agent in Cottonwood Heights, Utah," you will get a lot of pages telling you the answer is whoever paid for the page. I would rather do something more useful.

My name is Sam Holman. I am a Realtor with Real Brokerage, LLC, and I work Cottonwood Heights along with the rest of the Salt Lake valley. This page is my case for why you might want to work with me — but the first half is about how to judge any agent here, including me. If you read it and decide someone else fits you better, that is a fine outcome. You will at least be choosing on purpose.

How to actually judge a real estate agent in Cottonwood Heights

There is no official "best agent." No board awards it, no ranking is audited. So here is what I would look at if I were hiring someone in this market.

1. Do they know Cottonwood Heights specifically, or just Salt Lake County?

Cottonwood Heights is 9.23 square miles and essentially built out. It has one high school. It has two ski canyons at its edge, which means a set of considerations — canyon traffic, steep bench streets, north-facing driveways in January, which of two different water utilities serves your address — that simply do not exist in West Jordan. Ask an agent about those. The answers tell you fast.

2. Can they tell you something specific and current?

Ask what happened to Bella Vista Elementary. Ask which school district serves the city. Ask where the Ferguson Canyon trailhead starts now. An agent who works here will know the elementary school consolidated into Ridgecrest for the 2026–27 school year, that the whole city is Canyons District and not Granite, and that the trailhead moved to Ferguson Park in 2024. An agent who found the city on a map yesterday will not.

3. Do they do both sides?

Plenty of agents mostly list, or mostly buy. If you are selling one home in Cottonwood Heights and buying the next one — which is most of my Cottonwood Heights business — you need someone who does both halves well and can sequence them so you are not homeless for six weeks.

4. Will they tell you no?

The most valuable thing an agent ever said to me as a buyer was "don't." If everything you show an agent is wonderful and every price is justified, they are selling you, not advising you.

5. Are their claims checkable?

If someone says "award-winning" and cannot name the award, or "#1 in the area" without naming the ranking, treat it as decoration. You can check my reviews yourself, which is the point.

What I bring to it

Over 16 years in real estate. Not sixteen months, and not a side business. I have worked through a crash, a boom, the 2021 frenzy, and the current market where homes take a month to sell instead of a week. Each of those requires different advice, and I have given all of it.

A Utah native who came home. I grew up in Salt Lake. I served in the US Army, and after I served I came back to Utah, which is where I have stayed and where I live in the Salt Lake valley today. When I talk about Big Cottonwood or Wasatch Boulevard or what a valley inversion is actually like in February, that is not research. That is my life.

Reviews you can read. I do not have a marketing department, and I am not going to put a number in bold and hope you do not check it. What I have is a 4.9-star average across 19 Zillow reviews, plus more on Google, and you can read them yourself here. Read the ones that describe the situation closest to yours.

An associate degree, and more to the point, sixteen years of doing this in one valley.

Who I work with

I am not trying to be everything to everyone. These are the situations I do a lot of and am good at:

  • First-time home buyers. The part that trips people up is never the house — it is financing, timelines, and knowing which repairs are worth fighting over. I will walk you through VA, FHA and conventional options and what each actually means for your offer.
  • First-time home sellers. Selling the first time is more nerve-racking than buying the first time, and almost nobody warns you. I price against live comparable sales rather than guesswork, and I will show you the comps rather than just telling you a number.
  • Buyers generally, including builder contract reviews and inspections on new construction, where the contract is written by the builder's lawyer and not yours.
  • Sellers generally — professional photography and full listing syndication, because a Cottonwood Heights home that photographs badly leaves real money on the table.
  • Veterans. I served, I understand the VA loan, and I understand PCS timelines. This is personal work for me.
  • Investors. Rental math, condition, and what a property actually returns rather than what it appraises for.
  • People selling one home and buying the next. The hardest sequencing problem in residential real estate and the one I get asked about most in Cottonwood Heights, where a lot of my clients are moving up or moving down inside the same city.

Outside of work

I am a US Army veteran, a Utah native, and I have rebuilt around thirty classic cars — which is a hobby that teaches you patience, a tolerance for problems that reveal themselves halfway through, and how to tell someone honestly that something is going to cost more than they hoped. All three transfer directly.

Beyond that: travel, my family and friends, and serving the community I grew up in. I did not come back to Utah by accident.
