Best Schools in Cottonwood Heights, Utah: A Parent's Guide from a Local Realtor

If you are thinking about moving to Cottonwood Heights, Utah, schools are usually the first thing you want to sort out — often before you have even looked at a single house. Below is every public and charter school that serves Cottonwood Heights, plus the answers to the questions parents actually ask me.

First, the one thing that confuses almost everybody

All of Cottonwood Heights is in the Canyons School District. Not Granite. If you type a Cottonwood Heights address into the Granite School District's own lookup tool, it will tell you that you are outside Granite's boundaries and send you to Canyons.

This trips people up because of a name and a ZIP code. Cottonwood High School is not in Cottonwood Heights. It sits at 5715 S 1300 East in Murray, it belongs to Granite School District, and it does not serve a single Cottonwood Heights address — even though it shares the 84121 ZIP code with much of our city. If someone tells you a home in Cottonwood Heights feeds Cottonwood High, they are mistaken.

Public schools located in Cottonwood Heights

These five schools are physically inside the city limits. All five are Canyons School District schools.

Elementary schools (K–5)

• Butler Elementary — Grades K–5 — 2700 E 7000 South, Cottonwood Heights, UT 84121
• Canyon View Elementary — Grades K–5 — 3050 E 7800 South, Cottonwood Heights, UT 84121
• Ridgecrest Elementary — Grades K–5 — 1800 E 7200 South, Cottonwood Heights, UT 84121

Middle school (6–8)

• Butler Middle School — Grades 6–8 — 7530 S 2700 East, Cottonwood Heights, UT 84121

Butler Middle is the only middle school inside the city, and it is the middle school every Cottonwood Heights address I have checked feeds into.

High school (9–12)

• Brighton High School — Grades 9–12 — 2220 E Bengal Blvd, Cottonwood Heights, UT 84121

Brighton is the Cottonwood Heights high school. Its boundary actually reaches past the city line into part of Sandy, so some Sandy families are Bengals too.

An important change for 2026–27: Bella Vista Elementary has closed

If you are reading older articles or an out-of-date school list, you will still see Bella Vista Elementary listed in Cottonwood Heights. It is closed.

On December 2, 2025, the Canyons Board of Education voted to consolidate Bella Vista into Ridgecrest Elementary, effective the start of the 2026–27 school year. Families inside the old Bella Vista boundary now attend Ridgecrest, and busing is provided. Bella Vista's ABS (special education) classrooms moved to Brookwood Elementary in Sandy. In the same round of changes, Ridgecrest students living west of 1300 East were reassigned to East Midvale Elementary.

This is exactly the kind of thing worth knowing before you write an offer. A listing description or a school-rating website can lag a year or more behind a board vote.

Nearby Canyons schools that serve homes right outside the city line

Cottonwood Heights borders Sandy, Midvale and Holladay, and buyers here almost always end up looking at a few homes just over the line. These are the schools you are most likely to run into:

• Oakdale Elementary — Grades K–5 — 1900 E Creek Road, Sandy, UT 84093
• Brookwood Elementary — Grades K–5 — 8640 S Snowbird Drive, Sandy, UT 84093
• East Midvale Elementary — Grades K–5 — 6990 S 300 East, Midvale, UT 84047
• Albion Middle School — Grades 6–8 — 2755 E Newcastle Drive, Sandy, UT 84093

Charter school options

There are no charter schools located inside Cottonwood Heights city limits. Charter schools in Utah do not have boundaries — any Utah family can apply, and seats are filled by lottery when there are more applicants than spots. The two charters Cottonwood Heights families ask me about most are close by:

• Beehive Science & Technology Academy — Grades K–12 — 2165 E 9400 South, Sandy, UT 84093. A STEM-focused charter about ten minutes south of Cottonwood Heights.
• Utah Connections Academy — Grades K–12, fully online — administrative office at 6965 Union Park Center, Suite 200, Midvale, UT 84047.

How do school boundaries actually work here?

Canyons School District draws a boundary around each school, and your home address — not your neighborhood name, not your ZIP code, and not the school you can see from your porch — determines which schools your children are assigned to. Boundaries are set by the Board of Education and they can change. When enrollment shifts or a school is consolidated, the Board runs a public boundary study, holds hearings, and then votes. The Bella Vista consolidation above is a live example.

The practical upshot: two houses on opposite sides of the same street can feed different elementary schools. It happens more often than people expect.

How do I check which schools a specific address feeds?

Use the district's own tool, not a real estate website. Canyons publishes an address lookup called InfoFinder: Canyons School District school and bus stop finder. Type in the exact street address and it returns the assigned elementary, middle and high school, plus the bus stops.

Canyons also publishes interactive boundary maps if you would rather see the lines on a map:

One warning from experience: the school information on national listing portals is pulled from third-party data and is often out of date or simply wrong. What if I want a school my address is not assigned to?

Utah has open enrollment, so you can apply to a school outside your boundary. In Canyons District it works like this:

• Early Enrollment runs from November 15 through the first Friday in February each year. That is the window with the best odds, because seats are allocated before the district knows how many neighborhood students it has.
• Late Enrollment requests can be filed any time, for the current school year or the next one, and are approved if space allows.

Applications go through the district's permit portal, and the current rules and dates live on the Canyons open enrollment and school choice page. Check that page for the exact dates of the cycle you are in — the district posts them each fall.

Two honest cautions. First, open enrollment is not guaranteed; popular schools fill up and a permit can be denied for space. Second, transportation is generally your responsibility when you attend outside your boundary. If a particular school really matters to your family, buying inside its boundary is the only version that comes with a guarantee.

Do schools really affect home values in Cottonwood Heights?

Yes, and in a specific way that is worth understanding.

Because Cottonwood Heights has only one high school — Brighton — and one middle school — Butler — the high school and middle school boundary is not what separates one Cottonwood Heights home from another. Almost everyone here feeds the same two. What varies is the elementary boundary, and that is where you see buyers pay attention.

What that means in practice:

• Elementary boundaries are the ones that shift demand between otherwise similar Cottonwood Heights homes.
• Boundary changes are a real risk to underwrite. A home marketed today as "feeds X Elementary" may not next year. Ask when the boundary was last reviewed.
• Homes just outside the city line that still feed Brighton High can be genuine value — you get the school assignment without the Cottonwood Heights address premium.
• Because the whole city feeds Brighton, school assignment is a smaller share of the price difference here than it is in cities with three or four high schools. In Cottonwood Heights, elevation, canyon access, lot size and age of the home usually move price more.

I will not put a percentage on it, because an honest answer depends on the specific boundary and the specific month. What I will do is pull the actual recent sales inside a boundary you care about and show you the numbers side by side.

Is Brighton High the only option for high school?

It is the only public high school inside Cottonwood Heights. Beyond Brighton, your realistic options are open enrollment into another Canyons high school, one of the charter schools listed above, Canyons' own online option, or a private school. Canyons also runs specialty programs — a virtual academy and a career and technical center — that Brighton students can use alongside their regular schedule. The district's school directory lists them all.

We are moving mid-year. Does that change anything?

Not much, and that is good news. Your children enroll at the school your new address is assigned to as soon as you close and can show proof of residency. The piece worth planning around is open enrollment: if you are hoping for a school outside your boundary, the Early Enrollment window closes the first Friday in February, so a spring or summer move usually means you are filing a Late Enrollment request and hoping for space.

Matching the right school to the right home

Here is the part most buyers do not expect: picking the school is the easy half. The hard half is that the homes for sale inside the boundary you want, in your price range, with the bedrooms you need, may be three houses — or none this month.
