Every Neighborhood in South Jordan, Utah: A Local Agent's Guide

South Jordan is really two cities wearing one name, and Bangerter Highway is the line between them. Buyers who understand that stop wasting weekends looking at the wrong half.

West of Bangerter is Daybreak — master-planned, walkable, newer, denser, and where most of the attainable inventory sits. East of Bangerter is the older South Jordan: bigger lots, established trees, streets that were farmland forty years ago. As of mid-2026 the west-side ZIP (84009) runs a median around $565,000, while the east-side ZIP (84095) is closer to $895,000. Same city, a $330,000 gap.

Here's what's actually in each half, neighborhood by neighborhood.

West of Bangerter: Daybreak and its villages

Daybreak is a 4,200-acre master-planned community begun in 2004 on former Kennecott land, now owned and built out by Larry H. Miller Real Estate. At full build it is planned for more than 20,000 homes. It has its own 67-acre lake, more than 50 miles of trails, and a monthly HOA of $144.50 in 2026 that covers 500 MB fiber internet, the pools, the community centers, and boating on Oquirrh Lake.

Daybreak isn't one neighborhood — it's a collection of villages, each with its own character and price point:

  • Downtown Daybreak — the 200-acre urban core built around The Ballpark at America First Square, home of the Salt Lake Bees since April 2025. Condos, row homes and townhomes; the densest and most walkable part of the city.
  • Watermark — townhomes and single-family, currently building with Ivory, Holmes and Destination Homes.
  • Springhouse Village — 55+ and age-qualified, built by Oakwood Homes. A genuinely different buyer from the rest of Daybreak.
  • Cascade Village, Garden Park and the original Kennecott villages — the earlier phases, closer to Oquirrh Lake.

New construction base prices across Daybreak currently run from about $383,000 for a Holmes Homes condo to over $1 million in Destination Homes' Providence series. If you're buying new here, talk to me before you sign — a builder's base price and your final number are rarely the same, and the incentives move quietly.

One thing every attached-home buyer in Daybreak should ask

Townhome and condo owners pay a sub-association fee on top of the $144.50 master dues. Those sub-associations are separate entities with their own budgets and their own repair liabilities — and in 2024 one Daybreak townhome association added $240 a month for twenty years to fund building repairs. Ask for the sub-association's reserve study and litigation history before you remove contingencies. I'll help you read it.

East of Bangerter: the established side

This is where the land is. Larger lots, mature landscaping, and the streets running off 10600 South near the Jordan River Parkway Trail and Glenmoor Golf Course.

Which school you get depends on which side you're on

The whole city is in Jordan School District, but South Jordan has two high school feeder areas, not one. Bingham High, at 2160 West 10400 South, serves the older eastern and central neighborhoods. Daybreak residents attend Herriman High, under ten minutes away. Charter options inside the city include Early Light Academy at Daybreak for K–9 and American Academy of Innovation for grades 6–12.

Boundaries follow the address, not the city line, and they stay with the house at resale — which makes this a resale question as much as a parenting one. Check the district's lookup street by street before you write an offer, and I'll do it with you.

So where's the value?

Depends what you're buying. If you want the most house for the money and don't mind a smaller lot, west of Bangerter — Daybreak's median sits roughly $80,000 below the Salt Lake County median of $645,000, and new townhomes and condos start in the $383,000s. If you want land, mature trees and no HOA telling you about your fence, east of Bangerter, and expect to pay for it.

What's changed in 2026 is speed. Homes across South Jordan are taking about 62 days to sell against 40 a year ago, and the two halves are moving in opposite directions — the east side is up about 7.8% year over year while Daybreak is down about 5.7%. That means buyers finally have room to negotiate, and sellers need sharper pricing than they did in 2024.
